Listing Machine Text Commands

You can send these commands to your Listing Machine number. Listing Machine knows what your cell number is, so if it sees any of the below commands from you, they will be executed.

To change our default text message drips: send 'set 1 MESSAGE'. You can set numbers 1 through 5. 1=initial, 2=Month 1, 3=Month 3, 4=Month 6, 5=1 Year

Example: set 1 I think you home may be worth around #value. Keep in mind this is a very rough number & I would need to see it in person. Let me know when we could set up this in person valuation.

To enter updated valuation in any message use the variable #value.

To allow the system to automatically send messages for you: send 'auto' to toggle auto mode on and off.
Example: auto

To cc another person on lead notifications: send cc '555-555-5555'.
Example: cc 555-555-5555

To remove the carbon copy to another person: send 'removecc 555-555-5555'.
example: removecc 555-555-5555

To add a note on the last lead you received: send note YOUR MESSAGE.
Example: note This guy is serious. Only call after 6pm.

To add a note to a certain lead: send  'note 555-555-5555 YOUR MESSAGE'
Example: note 555-555-5555 This guy is serious. Onlycall after 6pm.

To show all the notes on the last lead: send 'notes'.

Lastly, to get emailed a .csv file of all your leads: send 'csv'.

Default Message #1: “Hi, looks like your home would likely sell for around #value.  Any chance you’re considering a sale sometime soon?  We have a handful of buyers looking in the area.

1 month after registration:

Default Message #2: “New listings in (your town) have altered the value of your home.  The estimated value of your home is now #value.  Call me”

3 months after registration:

Default Message #3: “New listings in (your town) have altered the value of your home.  The estimated value of your home is now #value.  Call me”

6 months after registration:

    • We recommend 3-7 cities and in large metropolitan cities focus on zip codes.
  • Do you have a team that manages the pay-per-click marketing or do I?
    • You tell us the cities you want to focus on and we will help generate leads for you, its that easy!
  • Should I expect Listing Machine to work right away?
    • A program is only as good as an agent is so your Listing Machine account will go active within minutes, and marketing begins within 72 hours but it will take some time to incubate the leads. You will receive scripts, best practices, and receive guidance on how to convert these homeowners into an actual listing.
  • How long has Listing Machine been around?
    • Listing Machine went live in 2013
  • Can I change anything on the postcards?
    • No, the only thing customizable on the postcard is your name, company name, and your disclosure. We take care of the rest.
  • How many characters are allowed on the disclosure on my postcards?
    • The limit on disclosures is 100 characters and name is 50 characters
  • Why am I being asked for a disclosure, what does it mean?
    • Your local board of Realtors may require verbiage to go out on a postcard I.E. “If your home is currently listed, please disregard this solicitation.”
  • Can I see an example of what the postcards look like that a lead receives?
    • Yes if you go to www.ListingMachine.com and scroll down to where it says “How It Generates Leads” you’ll see an example of the postcard
  • What is the size of the postcards?
    • 4x6
  • Do I get to put my logo and or slogan/catch phrase on the card?
    • No, the only thing customizable on the postcard is your name, company name, and your disclosure. We take care of the rest.
  • How do people find me?
    • We do targeted Facebook marketing for you and drive homeowners to a website that we design for you. You should also do everything you can to market Listing Machine as well. You'll find all kinds of options for using Listing Machine in advertisements by clicking 'Embed Options' at the bottom of your Listing Mahcine Link.

  •  Is there a contract for Listing Machine?
    • Listing Machine is a 90-day commitment. We do this to set the right expectation for you. Anytime you are generating leads online it will take time for the leads to incubate, during this 90-day period it will give you an opportunity to see our technology at work, along with give you time to communicate with the homeowners.

  • How do I convert these leads?
